Renewing the roof surface and the layer beneath it

Reroofing is the word for replacing the working parts of a roof. The rafters and much of the decking stay. What comes off and goes back new is the roof covering and the underlayment beneath it, the two layers that actually take the weather. For most homes, reroofing and a full replacement are close to the same thing, and we use whichever term fits how the job is done.

There are really two ways to reroof, and the difference matters. One is an overlay, where new shingles go on top of the old ones without tearing off. The other is a tear-off reroof, where the old covering comes off first. We do tear-offs. An overlay hides the condition of the decking and the old underlayment, adds weight the structure was not built for, and traps the very problems you are paying to fix. How a reroof works on different roofs

Reroofing looks different depending on what is on the roof, because tile and shingle come off and go back on in different ways.

Shingle reroof

We strip the old shingle, repair the deck, lay new underlayment, and install fresh shingle. The whole covering is new. See shingle roofing.

Tile reroof

We lift the tile, replace the worn underlayment beneath it, then set the same tile back down. The tile is reused when it is in good shape, which saves the cost of new tile. See tile roofing.

Deck repairs

Once the covering is off, we can finally see the decking. Any wood that is rotted, soft, or water damaged gets replaced before the new layers go on.

New flashing

We rebuild the flashing at chimneys, walls, and valleys with new metal rather than reusing old pieces, since these transitions are where roofs leak.
