Why shingle is the default roof on LA homes

Walk most residential streets in the Valley and you will see asphalt shingle on ranch homes, split-levels, and newer builds. It earns its place. Architectural shingles give a home a solid, layered look, they install cleanly on the pitched roofs these houses have, and they cost less up front than tile or metal. For a lot of homeowners, shingle is the sensible balance of looks, life, and price.

What shingle asks in return is attention to age. Our sun is hard on asphalt. Over the years the heat bakes the oils out of the shingle, the protective granules wash off, and the material turns brittle. A shingle roof in this climate runs roughly twenty to twenty-five years, and the last few of those are when leaks start. Knowing where your roof sits on that curve is the difference between a small roof repair and a full roof replacement.

Shingle gives plenty of warning before it fails. These are the tells we look for, and most you can spot from the ground or the gutters.

Granule loss

The sandy grit that protects the shingle washes off and collects in the gutters. Bald, shiny patches on the roof are shingle that has lost its shield.

Curling and cupping

Edges that lift or corners that cup upward mean the shingle has dried out and lost its flexibility. Wind gets under curled edges and finishes the job.

Cracked or missing shingles

Brittle shingles crack, and wind tears them off. Every gap is a spot where water reaches the underlayment and the deck.

Worn flashing

The metal at chimneys, walls, and valleys often fails before the shingle field does, which is why a leak on a decent-looking roof usually traces to a transition.

Roughly twenty to twenty-five years for a good architectural shingle, less for older three-tab. Our strong sun ages asphalt faster than a milder climate would, so the upper end depends on the quality of the shingle and how well the roof was maintained.
If the roof is reasonably young and the damage is contained, a repair is fine. We only point to a full reroof when the field is worn across the board, since patching an old, brittle roof rarely holds for long.
Architectural, or dimensional, shingles are thicker and layered, giving a roof more depth and a longer life than flat three-tab shingles. They are what we install on most homes because they hold up better in our climate.
